Design Guidelines for the Commercial/Industrial and "Cove" Areas

Port Canaveral has developed special design guidelines for new projects and major alterations in key redevelopment areas of the Port. These areas – the Marina area, Mullet Road/Scallop Drive area, Canaveral Cove Phase II area and Columbia Road area – are defined in the Port Canaveral Land Use Plan.

The guidelines are intended to promote the economic development of the Port and all its tenants by fostering a cohesive and inviting image, with:
• Waterfront character – to reflect the special qualities of a port and its harbor-side sites;
• High-quality and generous landscaping; and
• The traditional elements of Florida coastal architecture used in a contemporary manner.

The guidelines discourage discordant elements such as "chain" architecture, mismatches of character and use (i.e., a restaurant shaped like a lighthouse), urban high-rise forms and materials and barren expanses of asphalt.

The following pages outline the major issues covered in the Canaveral Port Authority's Site and Design Guidelines. Reviewing and following the guidelines will help simplify and shorten the approval process for your building project. Full copies of the guidelines are available from the Tenant & Property Development Department and should be referred to for additional and detailed information.
